10 Henry Street, Bath secures office pre-letting to Cognisess

Savills and joint agents CSquared Real Estate, on behalf of Urban Creation, have agreed a pre-letting with tech firm Cognisess at 10 Henry Street in Bath.

The building underwent speculative refurbishment at a cost of £500,000 to provide state-of-the-art workspace. It offers one of the highest specification offices in Bath with exposed services and with new VRF air conditioning, mechanical fresh air ventilation, LED lighting and WCs / shower provision.

Cognisess, a technology company that provides a market-leading software platform for HR and recruitment, agreed a new six year lease on the building which offers 4,128 sq ft of Grade A open plan office space across Lower Ground, Ground and 1st Floors.

Harry Allen, Associate Director in the office agency team at Savills Bristol, says: “The speculative investment programme in the building has paid dividends, especially as construction started during ‘Lockdown 2.0’ in Autumn last year. It shows the developing market trend of a ‘flight to quality’ as office tenants seek to provide the best working environment for their staff.”

Behind the refurbishment is Bristol- based property developer, Urban Creation who specialise in the refurbishment of period properties. Jonathan Brecknell, Managing Director comments: “We had confidence in the office market due to the City’s supply dynamic and backdrop of a strong local economy and SME base. The construction programme was not without its challenges given the nature of a Grade II listed building within a World Heritage City but we are pleased to have completed a best in class refurbishment coupled with a pre-letting at a premium headline rent”.
